CM Phoenic LLC= Chris Covaciu + Sam 'M'?
Negative Rating on Overall Maint, Mgmt, Safety (2 glass sliders open to outside 'Prohibited from being enclosed" patio slab on 95% of grlfloor units ) Is Quiet outside, but gr.floor inside is neighbor abuse impacted without intervention.
DO NOT CONSIDER THIS PROPERTY; until current new owners 'flip' this property & Mgmnt becomes established, if it ever does.
Recently purchased by Chris Covaciu, amongst other properties, was released by the previous Owners without any notice to residents nor shocked employees layed off suddenly the next day.
As a prospective resident, I spoke with Mr. Covaciu on numerous occasions, working with him as what I was seeking, my budget, my income sources and the current and upcoming availabilities, eventually making an appointment to meet him there.
I found Mr. Covaciu in blatant lies.
I spoke with residents as I waited for Mr.C. to meet me. Most want to run. Newest 2mo. renters (of new owner) care not to nor are compelled to comply with common consideration or rules: Rowdy, disturbing neighbors, foul language, kids not monitored- Complaints, pleas, to new Mgmnt/Owner = zero intervention.
After waiting in 112° for 45 mn. after our appt time, Mr. C. sent his currently appointed Mgr. 'Sam' (supposedly on vacation, avail. by phn.mssg.only to residents )  Mr. Sam refused to allow another couple [prospectives visiting] to accompany "show" of unit.  Answered "No tolerance, immediate response to inquiry Re: unruly neighbors.(Res'dts advised to call Police, who can do nothing)  Flat declined 'qualification details' Mr. C.(owner) was aware of from 1st contact! In all coorresp. & still encouraged me to visit.
Sucker 'em in, Lie just to fill units, so prop. can be flipped. Mr. Sam is NOT personable, a poor choice for Mgr., Obviously was Not called in from vacay - Blatantly lies & uninformed of cooresp. w Mr. C.
Mr. C. in over his head with prop: 112° waiting 45min. I had to call Him, & he 'sends' another? Didn't pass on key details? Ignoring Resident issues?
Says to me clearly, he'd rather existing res'dts leave (avg. $200 less Rent than asking) , Rent anew at higher rate- then sell.
Not interested in Property or Residents Only income.
FYI1: Fountains in AZ Summers IF allowed to run, Need to be kept as clean as pools. Encouraging weeds up through gravel ground covers Do Not Qualify as landscaping.
Deceit, Lies, and Ignoring or allowing issues unresolved when flipping Rental Properties leaves discolored wake that Will effect 'Flipper's' finances; but never Enough nor soon Enough to offset the harmfull impact upon unsuspecting Renter's survival strife nor the Neighborhoods left in rubble to violence , crime, and ghetto.
Lived with roommates in a studio, 2 bathroom apartment
