Massachusetts Rent Price Trends by City/Town
The median rent price for a one-bedroom apartment in Massachusetts was $2,557 per month in April, up 1.8% from March, and up 3.3% from the same time last year. Massachusetts ranks as the second most expensive state in the U.S. to rent a one-bedroom apartment, behind the state of New York. Most Expensive Cities to Rent
Cambridge, MA held its place as the most expensive city to rent in Massachusetts this April, with the median price of a one-bedroom apartment at $2,937. This is up slightly from last month (+1.3%) and 1% higher than April 2023. Brookline was in second place with the median one-bedroom price at $2,900 per month (up 2% from March), and Burlington was third at $2,789 (up 1.6% from March). Rent prices in Boston – fourth on the list – dipped 1.8% in April to $2,750, but prices were still 3.8% higher than last year at the same time. Somerville ($2,700) was also among the top five most expensive cities for one-bedroom rent prices among the cities we track for this report.
Least Expensive Cities to Rent
The least expensive Massachusetts cities to rent a one-bedroom apartment in April were Gardner ($1,350), Springfield ($1,403), Fall River ($1,497), Leominster ($1,500) and New Bedford ($1,590).

Report Methodology
To compile the Massachusetts Rent Report, ApartmentAdvisor analyzes rental listings available on our platform by location, calculating the median asking rent price by unit size. To reflect the diversity of available listings and minimize the effect of inventory composition shifts (such as a large new building with multiple like units), we factor a weighted average price for like units in the same property versus including each individual unit in our calculation.
Prices in the heat map above reflect median rent prices for the reported month except in cases where inventory levels in a town or city are too low. In these cases, we incorporate historic data from listings that were available in previous months so that we can provide an estimated median rent. This is noted in the rollover text where applicable. The table above includes only cities and towns that meet adequate inventory thresholds during month. Therefore, not all cities and towns represented on the map appear in the table. The median rent calculation for Boston includes all neighborhoods that are part of the City of Boston (eg. Allston, Brighton, Charlestown, Dorchester, etc.). Rent prices for Boston neighborhoods can be found in our Boston Metro Report, which is updated daily.
