Boston Neighborhoods to Watch in 2022: Which Areas Will be in High Demand Among Renters in the New Year?

Demand for rental apartments was high in Boston, Massachusetts in 2021, and we expect that trend to continue in the New Year. But which Boston neighborhoods are setting up to be especially hot in 2022?
In our Boston Neighborhoods to Watch Report, we’ve identified the areas of the city that we expect to be in high demand with renters next year. To compile our list, we focused on the neighborhoods with greatest recent renter interest per available apartment, indicating potential for continued demand in coming months.
Ranking at the top of our list is Boston’s historic Charlestown, which had the highest ratio of prospective renters viewing or inquiring about available apartments per available apartment listing. The median price for a 1-bedroom apartment in Charlestown is $2,575, on the higher end among Boston neighborhoods. Our list also includes a few of Boston’s relatively more affordable neighborhoods including Dorchester, Roslindale, and Roxbury. These are among the few neighborhoods in Boston where renters can still find apartments at less than $2,000 per month on average for a 1-bedroom unit.

Overall, Boston ranks third among large cities in the U.S. for the highest median monthly rent for a 1-bedroom unit ($2,550). More rent data for Boston and its most popular neighborhoods can be found in ApartmentAdvisor’s Boston Market Report, which is updated daily.
Methodology
To rank neighborhoods, we calculated the ratio of unique renter views or inquiries on apartment listings to the average number available apartments from November 1 through December 20, 2021. We excluded neighborhoods that had less than 20 units listed on ApartmentAdvisor during that time period.
